With four double bedrooms, each with its own en suite bathroom, San Martino comfortably sleeps 8 people in a totally private and secluded setting. An American-style kitchen is equipped with a large island, access to the outside covered terrace and is attached to the dining room. A large luminous living room is centred around a grand fireplace and has access to the shady, wisteria-clad front patio.

A separate TV room and entrance hall allow for ample living space. The house is fully equipped with a washing machine in the basement, heating for the cooler months and fans for the summer (air conditioning is not needed due to San Martino's location at 1950 ft above sea level) and the pool has solar heating panels. Wifi is available throughout the house. We have planted an olive grove surrounding the house with 150 mature 25 year old olives.

In addition to the main villa, there is a separate apartment which we call the Fienile. Larger parties of 10 or 12 may rent both San Martino and the Fienile together as indicated on the Rates page.

Needless to say, the villa and Fienile comply with all COVID rules and regulations in Italy and only Government approved cleaning products are used.

And, of course, the magnificent views are everywhere. See the photos pages San Martino and Fienile for more images.

imageThe Villa is set within 12 acres of woodland with 3 acres reserved for the landscaped garden surrounding the house and pool. The lush shady garden has cypresses, fig trees, oaks and olive trees. Gravel pathways are lined with lavender and rosemary and lead to a box and lavender parterre teeming with butterflies and humming bird hawk moths. The house is within easy walking distance of the village of Monte Santa Maria Tiberina, a medieval hill top village with a restaurant, small shop and two pizzerie.

Città di Castello, only 12 kilometres away, is home to an array of shops, bars and restaurants along with museums and art galleries. A music festival of nations takes place here every August and September.

Monterchi, home to the famous "Madonna del Parto" fresco by Piero della Francesca is 10 kilometres away. Assisi, Spello, Arezzo, Gubbio, Montone, Urbino and Sansepolcro are all within easy reach. Day trips to Siena, Florence and Pisa are perfect to immerse oneself in the culture of renaissance Italy and the Etruscan city of Perugia (with its renowned Umbria jazz festival taking place every July) can be reached in one hour.

The seaside resort of Fano is 60 kilometres away.
